Commercial BIPV Flat Roof

Savoy Commercial Properties

San Francisco, California
Owner and manager of more than $50 million
in commercial real estate in northern California

“We were looking to replace our roof, wanted to lower energy costs for our tenants, and were interested in becoming an early adopter of a renewable energy source for future cost savings. So we not only got a new roof, but we also simultaneously got a new solar power system.”
Savoy Commercial Properties Vice President of Operations Jeffrey Brueckner

What

A building-integrated photovoltaic solar roofing system based on silicon cells and single-ply membrane never before installed on a large scale commercial project. The most technologically advanced solar installation in the country.

System Information

40.5 kW system

System Components

  • Open Energy SP480
  • 90 4’x8’ sheets covering 3,000 sq. ft
  • embedded with l60 solar cells.
  • Inverter: SatCon AE-50-60-PV-D

System Performance

50,000 kWh annually

Challenges

Installation of single ply thin film BIPV on built-up roof

Solutions

Re-roof with TPO/PV modules. New roofing materials and PV modules applied successfully and the costs of roof/modules are now depreciated as a business expense.

Environmental

Eliminates 1,000 tons of carbon dioxide impact over the life of the roof.

How

This system consists of silicon solar cells built into a single ply membrane roofing “sheet.” Sheets of 60 mil PVC roofing membrane are rolled onto the roofing surface and sealed with hot air welding create a waterproof surface; Next, solar cell modules measuring 4’ by 8’ are heat-weld bonded to the surface, creating a unified roofing system with built-in solar cells. The roof and solar power system become one without penetrating the roofing structure.
